Approach
How we work.
- 01
Opportunity & site evaluation
We read the land, the street and the market before anything is drawn, and we listen to the site first: its light, its climate, its neighbors.
- 02
Due diligence
Zoning, title, soils, flood and cost. Risk is named early and a first realistic budget is set, so quality is the starting point, not an upgrade.
- 03
Concept & feasibility
A design idea and a financial case, developed together. Every idea is priced as it is drawn, and judged by how the home will age, not only by how it looks the day it is finished.
- 04
Architecture & interiors
One studio for both. The house and the rooms are one drawing, shaped by proportion, honest materials, restraint and light. We work with our consultants and vendors from the start, so what we design is what can be built and bought within the budget.
- 05
Preconstruction
Structure, budget and schedule are tested before a shovel moves, with real prices from our consultants and vendors. Energy performance is built into the structure and the envelope, not added on top.
- 06
Construction oversight
We are on site, and construction is part of the design. We track every cost as the work goes on, and decisions are made where the work is.
- 07
Naming & presentation
Each home is given a name and a story that come from the house itself.
- 08
Closeout & delivery
Documented, inspected and handed over complete.
Quality System
Quality is checked before it is hidden.
A written standard. Our Construction Standards Manual is part of every contract. It defines what true, plumb, level and clean means for our homes, so quality is never left to interpretation.
Hold points. Work stops at defined stages. Nothing continues until the stage has been inspected and approved, and anything that falls short is corrected before it is covered.
Verified before it is made. Real dimensions are measured on site before millwork, stone and other custom pieces are fabricated, and finishes are approved on mockups first.
On site, often every day. Gaia and Jorge walk the work with the builder, record what they find, and agree who fixes what and by when.
Delivered complete. Systems are tested and balanced, surfaces are protected until the end, and the owners receive their home's book.
The JO/GA Longevity Framework
Our own way of designing a home so it stays good to live in, long after the day it is delivered.
Before the first drawing, we test every plan against questions about how people actually live: how they move through the house, how daylight changes through the day, how the home meets the garden, where it offers calm and where it keeps privacy. Materials are judged the same way, by how they feel, how they age and what they do to the air indoors.
The questions shape the plan, not the other way round. The result is a home that supports everyday life, with movement, light, rest and time together, and keeps feeling right as years and trends change.
